Edmonton's Best Home Deals Right Now (October 2026)

The Short Answer

Semi-detached homes are the best deal in Edmonton right now. Prices are down 4.8% from last year while new listings jumped 25.4%, which gives buyers more choice and more room to negotiate. Townhomes are a close second at an average of $289,640, down 4.5% from last year with sales off 20.1%, so fewer buyers are competing for the same homes.

In plain terms: more homes for sale and fewer buyers. That shifts the balance toward buyers.

Why Semi-Detached Homes Stand Out

This is where the biggest surge in supply has happened this year.
  • New listings are up 25.4% from last September and 8.1% from August.
  • Sales are down 15.5% from August and 10.9% from last year.
  • The average price dropped 2.7% in a single month.
More homes plus fewer buyers means sellers are more open to offers. For many first-time buyers, a semi is the sweet spot. You get a yard, often a garage and only one shared wall, usually for well under the price of a detached home.

Why Townhomes Deserve a Look

Townhomes are the most affordable way to get ground-level living with no one above or below you.
  • The average price is $289,640, down 4.5% from last year.
  • Prices fell 2.9% from August alone.
  • Sales are down 20.1% from last year, the steepest drop of any property type.
That sales drop matters. When buyers pull back, the ones still shopping have more leverage. One thing to budget for: some townhomes come with condo fees. Before you commit, review the condo documents and reserve fund study so there are no surprises down the road.

What About Detached Homes and Condos?

Detached homes are still up 2.9% in price. New listings are up 13.6%, so you have more to choose from, but this is not where the discounts are. Apartment condo prices are roughly flat, and new listings are down, so choice is actually shrinking in that segment.

What This Means for Buyers

  • Negotiate beyond price. Ask about possession dates, included appliances, repairs or help with closing costs.
  • Get pre-approved first. Knowing your number lets you move confidently when the right home shows up.
  • Look past the averages. City-wide numbers are a starting point. Each neighbourhood and each home tells its own story.

What This Means for Sellers

If you're selling a semi or townhome this fall, you have more competition than you did a year ago. Pricing it right from day one matters more than ever. Homes that are overpriced tend to sit, and buyers notice. Good presentation and a realistic list price will help you stand out.

The Bottom Line

If you've been waiting for the market to work in your favour, semi-detached homes and townhomes are where the opportunity is this fall. October's numbers come out in early November, and I'll share what's changed.
