How much does it cost to sell my home?

Selling costs mainly come down to commission, which is negotiated upfront and covers marketing, professional photos, negotiation and guiding you through closing. I'll walk you through the exact numbers for your situation before you sign anything.

Do I need a lawyer to buy or sell a home in Alberta?

Yes. A real estate lawyer handles the legal transfer of title, mortgage registration and closing funds. I work with a trusted lawyer I can refer you to if you don't already have one.

What's the difference between a condo and a bareland condo in Alberta?

A regular condo means you own your unit and share ownership of the building and land with everyone else. A bareland condo means you own your unit and the land it sits on, similar to a house — this affects things like maintenance responsibilities and insurance. I'll explain which type applies before you make an offer.

What is an RPR and do I need one?

An RPR (Real Property Report) shows the legal boundaries of a property and confirms structures are within them. It's typically required for detached homes, but not usually for condos, which use an estoppel certificate instead. I'll make sure the right document is in place for your specific property.

How long does it take to buy a home in Edmonton?

From your first showing to getting the keys, it usually takes 30–60 days once you're under contract, depending on financing and possession dates. Finding the right home can take anywhere from a few days to a few months — there's no rush on my end, only on getting it right.

How long does it take to sell my home?

It depends on pricing, condition and the market, but well-priced homes in good condition often sell within 2–3 weeks in this market. I'll give you a realistic timeline based on comparable homes in your neighbourhood.

Are there programs to help first-time buyers in Canada?

Yes. The First Home Savings Account (FHSA) lets you save tax-free for a down payment, the Home Buyers' Plan lets you borrow from your RRSP and the First-Time Home Buyers' Tax Credit gives you a credit at tax time. I can point you toward a mortgage broker who'll walk you through which ones apply to you.

Do I need to be pre-approved before I start looking at homes?

Yes and it's one of the smartest first steps. Pre-approval tells you exactly what you can afford, speeds up the offer process and shows sellers you're a serious buyer.

What happens during a home inspection?

A licensed inspector checks the home's structure, systems (electrical, plumbing, HVAC) and overall condition, then gives you a report of any issues. It's your chance to catch problems before you commit and I'll be there to help you understand what matters and what doesn't.

What's the difference between having a buyer's agent and going directly through the listing agent?

A buyer's agent works only for you, negotiating in your best interest. Going through the listing agent means they're representing the seller — so you don't have anyone in your corner. Having your own agent costs you nothing extra.
