Edmonton buyers are careful. They want a home they can move into and enjoy, not one that comes with someone else’s problems. The homes that stand out are priced right, well cared for and easy to buy. Here’s how to get yours there.

1.Price it right from day one
Set your price using homes like yours that recently sold in your neighbourhood. Compare size, age, condition, lot and upgrades. Asking prices on current listings only show what other sellers hope to get, not what buyers have actually paid.Your first couple of weeks on the market usually bring the most attention because buyers and their agents get alerts for new listings. If your price is too high at that point, many buyers will skip your home. Homes that sit often need price reductions later. Buyers may also start to wonder what’s wrong with them.Be realistic about upgrades too. A new kitchen or basement can help your home sell, but it rarely adds its full cost back to the price.2.Fix the problems before buyers find them
Most buyers will book a home inspection. Inspectors look closely. Every issue they find gives buyers a reason to ask for a lower price or walk away. Before you list, take care of these:- Furnace: Have it serviced and keep the receipt to show buyers.
- Hot water tank: Know how old it is. Buyers will ask.
- Roof: Look for missing, curling or damaged shingles.
- Eavestroughs and downspouts: Clean them out and make sure water drains well away from your foundation.
- Grading: The ground around your house should slope away from it so water doesn’t pool against the foundation.
- Windows and doors: Check for foggy glass, drafts and worn weatherstripping.
- Bathrooms and kitchen: Replace cracked caulking and grout. Fix dripping taps and running toilets.
- Sump pump: If you have one, test it to make sure it works.
- Small fixes: Replace burnt-out bulbs, tighten loose handles and touch up scuffed walls.
3.Have your paperwork ready
Being organized tells buyers your home has been well looked after. Gather these before you list:- Real Property Report (RPR): In Alberta, sellers usually need to provide an up-to-date RPR with municipal compliance. Getting one can take time, so start early. Title insurance should be discused also.
- Permits: If you’ve finished a basement, built a deck or done electrical or plumbing work, have the permits ready. Unpermitted work can delay a sale or cause a buyer to back out.
- Receipts and warranties: Keep records for your roof, furnace, windows, appliances and other upgrades.
- Utility costs: Buyers want to know what it costs to heat and power the home, especially through an Edmonton winter.
- Condo documents: If you’re selling a condo, have the bylaws, financial statements, reserve fund study, recent board meeting minutes and current condo fees ready.
4.Make it look cared for
Declutter and put away personal items so buyers can picture themselves living there. Do a deep clean, including windows, baseboards and appliances. Deal with odours from pets, smoking or cooking, since buyers notice smells right away. A fresh coat of neutral paint can make tired rooms feel clean and bright. In fall and winter, keep walkways and the driveway clear of snow and ice. Put a mat at the door and keep the entry tidy. Leave the lights on for evening showings, since it gets dark early.Use professional photos and think about adding a floor plan. Most buyers see your home online before deciding whether to book a showing.5.Make it easy to see and easy to buy
Be flexible with showing times, including evenings and weekends. Leave the house during showings so buyers feel comfortable looking around. Answer questions and respond to offers quickly so serious buyers don’t lose interest. If you can be flexible on your possession date, that can help too.6.Be honest about your home
Known problems usually come out during the inspection anyway. If a buyer finds something you knew about but didn’t mention, you can lose their trust and possibly the sale. Hiding problems can also lead to legal trouble after closing. If you know about an issue, fix it, price for it or disclose it. Your REALTOR® can explain what you need to disclose. The bottom lineBuyers want a home that’s priced fairly, well maintained and free of surprises. If you take care of the details before you list, your home will stand out for the right reasons.Thinking about buying or selling? Book a free 15-minute call.
