Canada's Seniors in 2026: What it means for Real Estate

By 2030 nearly one in four Canadians will be 65 or older. That means more established homes coming up for sale, more demand for single-level homes and more families living under one roof. It also means first-time buyers and downsizers will often be shopping for the same homes. The youngest baby boomers turn 65 that year. Statistics Canada projects about 23% of the population will be seniors. Here is what that means for you whether you are buying your first home, selling or helping a parent plan their next move.

What the numbers say

Canada is getting older fast. Alberta is getting older too, just a little slower.
  • Canada: Seniors made up 18% of the population in 2020. That share is projected to reach 22.5% by 2030. (Government of Canada)
  • Canadians 80 and older: Projected to grow from 4.4% to 6.1% of the population over the same decade.
  • After 2030: Growth in the seniors share slows once every boomer has turned 65. (Statistics Canada projections, 2023 to 2073)
  • Alberta: About 15% of Albertans are seniors today. That is projected to reach 20% by 2049. Alberta will not hit today's national average until around 2035. (ATB Economics via the Canadian Chamber of Commerce)
  • A milestone: By 2031 Alberta is expected to have more seniors than children under 15. (CBC News)
In plain terms: Alberta is still the youngest province but our senior population is growing quickly. Many of them own homes in established neighbourhoods across Edmonton, Sherwood Park, Leduc and Beaumont.

How this changes the housing market

1. More established homes will come up for sale. As seniors downsize, move closer to family or move into care, homes in mature neighbourhoods will change hands. This will happen gradually over many years. It will not be a flood.2. Many seniors will stay put. Plenty of people want to age in their own home. That means more renovations for safety and comfort: wider doorways, walk-in showers, main-floor laundry and fewer stairs.3. Smaller homes will be in demand from both ends. Downsizers want bungalows, condos and villa-style homes with less upkeep. First-time buyers want many of the same homes because of price. Expect competition for well-priced single-level homes.4. Multigenerational living will keep growing. More families are combining households to share costs and care. Homes with a legal secondary suite, a garden suite or a main-floor bedroom will stand out.5. Location will matter in new ways. Being close to health care, groceries, transit and family becomes a top priority. Walkable neighbourhoods with services nearby will hold their appeal.6. Estate sales will become more common. Some of these homes will need updating. That can be a real opportunity for buyers who are willing to put in a little work.

What it means for you

If you are a first-time buyer: More established homes will come to market over the next several years. Some will be priced well because they need cosmetic updates. Get pre-approved early so you can move quickly when the right one shows up. Downsizers may be shopping for the same bungalow you are.If you are thinking of downsizing: Start planning a year or two ahead. Decide what you need in your next home before you list. Selling and buying in the right order can save you stress and money. Small updates like fresh paint and good lighting often pay off more than big renovations. If you are helping a parent: Have the conversation early while there is time to plan together. Talk about whether staying, downsizing or moving closer to family makes the most sense. A good lawyer and a patient agent can make the process much easier on everyone. If you are an investor or own a larger home: A legal secondary suite could add income now and flexibility later. Check City of Edmonton or your local municipality's rules before you build.

The bottom line

An older Canada does not mean a weaker housing market. It means a changing one.
