Here's What That Means for You.
If it feels like you keep meeting people who just moved here from Ontario or B.C., you're not imagining it.On September 23, 2026, Statistics Canada released its latest population numbers. Once again Alberta gained more people from other provinces than any other province in Canada. That's 16 quarters in a row. In plain terms, Alberta has been the top choice for Canadians on the move for four straight years. Here's what the numbers say, what they don't say and what they could mean for you if you're buying or selling in Edmonton, Sherwood Park, Leduc or Beaumont. What the Numbers Actually Say
Statistics Canada estimates the population every three months. The actual count is the census. Q2 2026 numbers are preliminary and will be updated.Interprovincial migration is the number of people who move to Alberta from another province minus the number who leave Alberta for another province. When that number is positive, more people are arriving than leaving. Here are the key numbers:Alberta's population reached 5,101,050 on July 1, 2026.The province grew 1.5% in the 12 months before that. No other province grew faster. From January to March 2026, 19,344 people moved to Alberta from other provinces. During the same three months 13,338 people left for other provinces. That's a net gain of about 6,000 people in a single quarter. From April to June 2026, Alberta again had the largest net gain from other provinces in Canada. The Honest Part: Growth Has Slowed
Alberta is still leading. The pace is just calmer than it was.Alberta added about 76,000 people in the year ending July 1, 2026. The year before it added about 123,000. The main reason is fewer temporary residents across Canada after federal changes to immigration and permits. That affects every province, not just ours.So the picture is steady demand. Not a frenzy. Why People Are Choosing Alberta
Every family has its own reasons for moving. A few Alberta advantages are easy to point to:No provincial sales tax.No land transfer tax. Most provinces charge thousands of dollars to transfer a home's title into your name. In Alberta you pay a small registration fee instead.Lower closing costs. In Alberta closing costs usually run about 1%-3% of the purchase price and can cost a few thousand dollars. For someone coming from a higher-cost province, those savings add up fast. Why I Chose Alberta Too
I moved to Alberta from Manitoba in 2005 for work. I still remember the hiring signs everywhere I went. What I love most is the people. Albertans are friendly, hard-working and kind. I also admired the entrepreneurial mindset here right away. People start things. They build things.Moving here was one of the smartest things I have ever done. I love Alberta. If you're thinking about making the same move, I'd be glad to help you find your place here. What This Means If You're Buying
More people moving here means more people who need a place to live. Some will rent at first. Many will buy. When more buyers are looking at the same neighbourhoods, a well-priced home can draw interest from more than one person. That doesn't mean you need to rush. It means you should be ready before you start looking.Get your mortgage pre-approval done first. You'll know your budget and you can move quickly when the right home comes up.Know what programs you qualify for. First-time buyers may be able to use the First Home Savings Account (FHSA), the Home Buyers' Plan (up to $60,000 per person from your RRSP) and the First-Time Home Buyers' Tax Credit.Keep your conditions. A financing condition and a home inspection condition protect you. Being prepared is how you compete. Giving up your protection is not. What This Means If You're Selling
Some of the people looking at your home may live in another province today. They often start their search online and may not know Edmonton neighbourhoods well yet. That changes how you should present your home: Clear, good-quality photos matter even more when a buyer can't easily drop by.Describe the neighbourhood, not just the house. Nearby schools, parks, shopping and commute times help an out-of-province buyer picture their life there.Price it right from day one. The first two weeks on the market get the most buyer attention. A home priced too high can miss that window and sit.If You're Moving to Alberta Yourself
Welcome. A few things work differently here than in other provinces:A real estate lawyer handles the title transfer and mortgage registration on closing day. Line one up before you make an offer. Most offers include conditions, usually financing and a home inspection. These give you time to confirm everything before the deal becomes firm. You don't pay a land transfer tax. Budget for about 1%- 3% of the purchase price in closing costs. If you're house hunting from a distance, a local REALTOR® can walk through homes on video, give you an honest read on each neighbourhood and help you plan a visit so you see the right homes in a short trip. The Bottom Line
Nobody can promise where the market goes next. What the numbers show is that Canadians have chosen Alberta more than anywhere else for four years running. That kind of steady demand is worth understanding whether you're buying, selling or moving here.If you have questions about what this means for your own plans, I'm happy to talk it through.
